Dubai’s continued urban expansion and shifting population patterns have created uneven pockets of healthcare demand, with certain communities experiencing increasing pressure on existing facilities. For Mediclinic, the opportunity lay in identifying where future demand would materialise and how best to position new assets to capture it.

Rather than relying on isolated indicators, the client required a more integrated view of the market. This meant analysing how demographic trends, income distribution, insurance coverage, and healthcare utilisation intersect across different parts of the city.

 

At the same time, new residential developments and infrastructure investments were reshaping catchments, making it essential to consider not only current demand, but how it is likely to evolve over the coming years.

The grmc Solution

grmc approached the assignment as a spatial and demand-led planning exercise, combining multiple data sources into a unified analytical framework.

 

Detailed zoning and mapping of Dubai’s communities were undertaken, layering key variables such as household composition, wealth distribution, insurance penetration, and frequency of healthcare usage. This enabled a more precise understanding of where demand was concentrated—and where gaps existed.

 

This analysis was supported by an assessment of real estate growth patterns and urban expansion, alongside forward-looking indicators to anticipate how catchments would develop over a five-year horizon.

 

Based on these insights, grmc defined a set of location criteria and applied them systematically across the market, shortlisting and prioritising candidate sites for both clinic and hospital development.

Results Achieved

The outcome was a clearly defined location strategy that provided Mediclinic with a practical roadmap for expansion.


The prioritisation of target zones enabled a more focused deployment of capital, while ensuring that new facilities are aligned with areas of strongest demand and future growth. By grounding site selection in data rather than opportunistic availability, the approach improved both strategic clarity and execution confidence. In turn, this supports a more balanced network, improved patient accessibility, and a stronger competitive position within Dubai’s evolving healthcare landscape.
